Carignan

The countryside next to Chambly: big lots, fields and the river.

Carignan is Chambly’s neighbour along the Richelieu. Much of its land is agricultural: farms, fields, and houses on big lots, some of them wooded.

Since the 2000s, new residential neighbourhoods have been added, with more recent homes, without losing the country feel.

Chambly’s shops and services are minutes away, and highway 10 is not far.

Before buying here, we check

  1. Well and septic systemSome properties aren’t connected to city water or sewer. We have the well water tested and the septic system inspected before you commit.
  2. Agricultural zoningIn the agricultural zone, building, expanding or subdividing a lot may need authorization from the CPTAQ. We check before your offer.
  3. Flood zonesNear the Richelieu, we check the official flood-zone maps and your insurer.

The question to ask yourself

What changes with a well and a septic system?

You are responsible for your water and your wastewater: water testing, regular septic pumping and upkeep. It isn’t complicated, but you need to know it and check it before you buy.
