Your sale in 5 steps

  1. The right priceWe compare your home with recent sales in your area. You see the numbers, and you decide on the price.
  2. A clear contractBefore we start, we sign a written brokerage contract. We read it together: how long it lasts, how we are paid and what we do for you.
  3. A home ready to showProfessional photos, useful small repairs, and the seller’s declarations filled in with care. Only what pays off.
  4. MarketingListed on Centris, shared on social media and with buyers we already know. Visits are booked around your schedule.
  5. Offers, then the notaryWe go through every promise to purchase with you, negotiate the price and conditions, then follow the inspection, the buyer’s financing and the signing of the deed of sale.

Every sale has its own story.

Selling fast, moving up or down, settling an estate or a separation: the plan fits your situation.

  • Selling fast

“We need to sell fast, without giving it away.”

    1. The right price. A realistic comparative market analysis based on recent sales nearby.
    2. Ready in days. Photos, small fixes, staging: only what pays off.
    3. Targeted marketing. Buyers already looking for this type of home.
    4. To the notary. Negotiation, conditions and follow-up until signing.
  • Upgrading or downsizing

“This house doesn’t fit us anymore.”

    1. The right project. Bigger, smaller, condo or one-storey: we clarify what matters to you.
    2. Sell and buy in order. A timeline so you never carry two homes, or end up with none.
    3. The right price on both sides. A market analysis of your home and of the market you’re targeting.
    4. Through both notaries. Both transactions coordinated to the keys.
  • Inherited property

“We inherited the house. Now what?”

    1. Who can sign. We confirm it with your notary first.
    2. Take stock. The property, its contents, and what needs settling.
    3. Everyone informed. Every heir gets the same information.
    4. To the deed. Coordination with the notary until signing.

We don’t give legal advice: the notary guides the legal side.

  • Selling after a separation

    “We can’t agree on anything.”

    1. Neutral meeting. Each of you with your own questions, no sides taken.
    2. A written plan. Approved by both of you before we start.
    3. Equal communication. Both get the same news at the same time.
    4. With your lawyers. Coordination with your lawyers or notary.

We don’t give legal advice: your lawyers or notary guide the legal side.

What it costs

  • Our feeNegotiable, and paid when your home sells, at the notary’s office. We agree on it together at our first meeting, and it’s all written in the brokerage contract. Our goal isn’t to list your home. It’s to sell it.
  • Usual seller costsAn up-to-date certificate of location and paying off your mortgage, with any fees that come with it (discharge, penalty). We explain them before you set your price.
  • The market analysisFree, with no obligation.

Common questions

How long does it take to sell?

It depends on the price, the area and the season. Your market analysis shows how long similar homes near you took to sell.

Should I renovate before selling?

Rarely in a big way. We tell you which small repairs pay off, and which aren’t worth the money.

Can I sell and buy at the same time?

Yes. We set a timeline so you don’t pay for two homes or end up without one, and we coordinate both transactions through to both notaries.

Is the market analysis an appraisal?

No. A real estate broker prepares it from comparable sales. A formal appraisal is done by a certified appraiser (évaluateur agréé).

Which areas do you cover?

Mainly Brossard, Longueuil and nearby: Saint-Lambert, La Prairie, Candiac, Saint-Constant, Chambly and Carignan, as well as Montreal.

In which language?

French, English, Russian or Arabic. Official forms are in French or English, and we explain them in your language.
