In most purchases, our fee is paid out of the sale, on the seller’s side, and you get two experienced brokers sitting on your side of the table. This fee is set out in the buyer brokerage contract, signed before we start. If the seller does not cover it for a given property, we tell you before the visit.

    If you are not a Canadian citizen or permanent resident, a federal law may restrict buying residential property. Check your situation with a notary or lawyer before you start looking.

What you pay when you buy

  • Our feeIn most purchases, it is paid out of the sale, on the seller’s side. It is written in the buyer brokerage contract. If the seller does not cover it for a given property, we tell you before the visit.
  • Down paymentThe minimum depends on the price and your financing. Your mortgage professional confirms it, along with mortgage loan insurance if needed.
  • InspectionPaid to the building inspector. We strongly recommend it, even for a recent home.
  • NotaryIn Quebec, the buyer usually chooses the notary and pays their fees for the deed of sale and the mortgage.
  • Welcome taxProperty transfer duties are paid to the municipality a few weeks or months after the purchase. The amount depends on the price: we estimate it for you before the offer.

Common questions

Do your services cost me anything?

Usually not. In most purchases, our fee is paid out of the sale, on the seller’s side. It is written in the buyer brokerage contract, signed before we start, and we tell you before the visit if a property is an exception.

Do I need a pre-approval before visiting?

It is strongly recommended: you know your budget, and your offer is stronger in front of the seller. We are not mortgage brokers: we refer you to a mortgage professional.

Can you show me a home listed by another broker?

Yes. We can work with you on most properties listed on Centris, whichever broker listed them.

Is an inspection mandatory?

The law does not require it, but we strongly recommend it. We make it a condition of your promise to purchase, so you are not stuck if the inspection finds a serious problem.

Can I buy before selling my home?

Yes. Your offer can be conditional on the sale of your home, or we plan a timeline for both transactions. We choose the least risky option with you.

Which areas do you cover?

Mainly Brossard, Longueuil and nearby: Saint-Lambert, La Prairie, Candiac, Saint-Constant, Chambly and Carignan, as well as Montreal.

In which language?

French, English, Russian or Arabic. Official forms are in French or English, and we explain them in your language.
