Brossard

The city where you live “in the L” or “in the S”, and downtown is one train away.

In Brossard, people find their way by letters. Each section has a letter, and most of its streets start with it. The city was mostly built from the 1960s on, with bungalows and cottages on good-sized lots, parks on every corner and plenty of schools.

Since 2023, the REM has changed everything: Brossard, Du Quartier and Panama stations link the city to downtown Montreal without a car. Around the stations and Quartier DIX30, condo towers are going up fast. So there are two Brossards: the family-home one and the condo-by-the-train one.

It is also one of the most multicultural cities in Quebec. At the grocery store you hear French, English, Mandarin, Arabic and many other languages.

It’s for you if…

  • You work downtown and want to leave the car at home.
  • You want a family home with a yard, close to schools.
  • You want a recent condo within walking distance of a station.

Maybe not for you if…

  • You dream of a village with an old historic core.
  • You want a large wooded lot, far from the highways.

Before buying here, we check

  1. The exact sectionFrom one section to the next, the age of the homes and the distance to the REM or the highway change the price a lot. We always compare within the same section.
  2. The age of the houseMany homes date from the 1960s to the 1980s: roof, windows, electrical and French drain are at the heart of the inspection.
  3. The condo documentsFor a condo: contingency fund, maintenance log and meeting minutes, read before you commit.

The question to ask yourself

A house in a lettered section or a condo near the REM?

It depends on your week. If you go downtown almost every day, a condo near a station can be worth more than a yard. If your kids go to the local school, the house often wins. We run the numbers with you.

Selling here

In Brossard, buyers compare the section and the distance to the REM first. Your market analysis compares your home with recent sales in your own section, not with a city-wide average.
